What services does Mariana provide to Buyers?
Mariana provides basically a soup to nuts service helping you at the beginning to secure the best financing, helping you sort out your housing needs, listening to your specific needs and wish list items. She can set up
your own personal website that will automatically alert you to any homes that come on the market. Once you decide on the perfect home, Mariana can prepare a market analysis that will help you to determine the offer you will make. Once the
offer is accepted, Mariana will work with you to assemble your closing team which consists of a home inspector, attorney, lender, surveyor. Mariana is continually at your side as your advisor pre and post closing.
Mariana will review all contract forms with you at the beginning so that when you are ready to actually make an offer you are familiar with the forms and are not seeing them for the first time.
What services does Mariana provide to Sellers?
Again, Mariana provides a soup to nuts service, starting with a tour of your home, suggestions for how to prepare it for the market, staging, feng shui if needed, preparing an individual website just for your home, preparing
a marketing strategy, negotiating all offers, repair agreements, closing items.
Mariana will review all contract forms with you when listing your home so that when you are ready to actually accept an offer you are familiar with the forms and are not seeing them for the first time.
What is the Working with Real Estate Agents brochure?
This is a brochure published by the NC Real Estate Commission that outlines the responsibilities of the seller’s agent, buyer’s agent and explains the dual agency role as well. It should be given to you at the first
meeting and the tear off signed by you as proof that you have received the brochure and that the agent has reviewed it with you.
What is the first step to looking for a home?
The very first step is to meet with a lender to determine the mortgage amount you qualify for. This is based on your income and recurring monthly expenses. This will give you a really good idea of your monthly payments and the
sales price of the home. Basically, this allows you to know and understand before looking at homes which homes are within your budget and which are not which can save you a lot of time and heartache.
What type of home do you need/want?
The next step is to make a list of must have’s in a home: how many bedrooms, baths, lot size, age and style of the house, whether you must have a garage. You can then make a wish list as well.
Should I work with more than one broker?
You should interview a couple of realtors before settling on one and signing a Buyer’s Agency Agreement. Also ask friends for recommendations. Then you should select one you are comfortable with. A Buyer’s
Agent that is representing you will search the multiple list service for the homes that meet your needs and price point. Almost all agents have access to the same data base so calling more than one agent will not change what homes are available.
Whom do listing agents represent?
Listing agents represent and are working for the Sellers.
